How does Section 24 affect landlords?

Mortgage interest can no longer be deducted from rental income. Instead, landlords receive a 20% basic-rate tax credit on finance costs. Higher-rate taxpayers pay significantly more tax under this restriction.

CGT applies to the gain when a rental property is sold. Residential rates are 18% basic-rate and 24% higher-rate. Improvement costs and selling expenses reduce the taxable gain.

Repairs, insurance, letting agent fees, maintenance, ground rent and accountancy fees are allowable. Improvements are capital expenditure claimed only against CGT on disposal. The repair versus improvement distinction matters.
