Is timber income exempt from tax?

Yes. Timber sales from commercially managed woodlands are exempt from Income Tax and Corporation Tax. Timber must not be processed before sale. Losses cannot be offset against other income.

Growing timber value is exempt from CGT. Only the increase in underlying land value is assessable. Careful valuation at acquisition and disposal maximises the timber exemption.

Business Property Relief provides 100% IHT relief after two years ownership. From April 2026, relief reduces to 50% above £1 million. Woodlands Relief defers IHT on timber value until disposal.

HMRC requires evidence woodland is managed with a view to profit. A management plan, professional forester, separate accounts, VAT registration and documented income all support a commercial basis claim.

Timber sold to wholesalers is standard-rated at 20%. Firewood sold direct to the public for domestic use attracts the 5% reduced rate. Registration allows input tax reclaim on expenditure.
