What is a strata audit?

A strata audit is an independent examination of the financial accounts of a residential management company or the service charge accounts of a leasehold property. It verifies that funds collected from leaseholders have been properly recorded, spent in accordance with the lease, and transparently reported. 

It depends on what your lease says. Many leases require an annual audit or accountant’s report on the service charge accounts. Even where the lease does not require a full audit, leaseholders have rights under the Landlord and Tenant Act 1985 to inspect accounts and supporting documents. 

A management audit is a statutory right under the Leasehold Reform, Housing and Urban Development Act 1993. It allows qualifying leaseholders to appoint a suitably qualified auditor to investigate whether the management and service charge expenditure of their building is being handled efficiently and effectively. 

The Leasehold and Freehold Reform Act 2024 introduces standardised service charge demand formats, stricter disclosure requirements, mandatory annual statements, rules on insurance commission transparency, and tighter deadlines for providing accounts to leaseholders. These reforms are being phased in through secondary legislation during 2026. 

A reserve fund, sometimes called a sinking fund, is money collected from leaseholders to cover planned future expenditure such as major repairs, roof replacements, or redecoration. ABM Chartered Accountants reviews whether the fund is adequate and whether contributions are being used as intended.
